Auction preparation & pricing
We value your property — at least three valuations — then agree your reserve and starting bid with you. Title checks and the property pack are completed before anything goes live.

List & begin marketing
Your listing goes live with targeted marketing to our registered bidder base. From day one, verified buyers can book viewings and submit sealed offers — accept one you like and sell before the auction even starts.

Competitive bidding begins
The 24-hour online auction opens, seeded by the sealed offers. Every bid is public, proxy bids respond instantly, and any late bid extends the clock — bidding only ends when the market is done.

Sale & completion
The winner pays the reservation fee within 12 hours, then signs the DLD Form F and pays a 10% deposit within 24 hours. Completion follows — and if the winner defaults, we offer the property to the second highest bidder.

Setting your reserve price
Your reserve is grounded in at least three valuations which could consist of AI valuation models (like ours) and RICS-licensed valuers — and capped at their median, so your starting bid is one bidders trust. Below the reserve, your property simply doesn't sell.

Before your listing goes live we assemble and publish the full property pack — title and ownership records, floor plans, valuation insights. Buyers do their diligence before bidding, which means the bids you receive don't fall apart afterwards.
Advertising your property
Your listing is promoted to our registered bidder base and through targeted campaigns, and every auction is streamed live. The aim is the only metric that matters: the most verified bidders in the (virtual) room when bidding opens.
